LWCA
The Lang’s Wharf Townhouse Condominium Association (LWCA) was formed in 2016 to represent the four condo units comprising one of the two buildings within the historic F.E. Lang Blacksmith Shop historic renovation project.The renovation project itself was completed by the firm AECm. The Lang's Wharf residential units are ENERGY STAR Certified and surpass LEED Platinum standards.
In 2013 AECm acquired an abandoned urban property located in downtown Newmarket NH on the Lamprey River. The former F.E. Lang Blacksmith building (also previously known as Joyce's Kitchen) was vacated in 2008 and the neglected property became an urban blight. The property development consisted of two independent projects: the historic restoration of the F.E. Lang Blacksmith shop for mixed-use residential & commercial space, and Lang’s Wharf Townhouses, a four unit multi-family townhouse development.The F.E. Lang Blacksmith building is listed on the National Register of Historic Places and lies within Newmarket, New Hampshire’s Historic District. This mixed-use restoration design was approved by the New Hampshire State Historic Preservation Office (SHPO) and the U.S. National Park Service (Secretary of Interior Standards) which made it eligible for Federal Historic Tax Credits.The restoration of the F.E. Lang Blacksmith property included a historic architectural review of the building and an extensive archaeological site investigation in accordance with the New Hampshire Division of Historical Resources standards. AECm was the developer for the project.The Lang's Wharf residential units are ENERGY STAR Certified and surpass LEED Platinum standards. Sustainable measures include:• High-Performance Envelopes

Parking
Residents & Guests
Lang's Wharf has garage space and parking spaces for each unit with limited guest access. Please follow these guidelines for parking when visiting LWCA. On snow removal days, the entire driveway will be plowed so please be ready to move vehicles as needed.
LWCA has one reserved outdoor parking space per unit. Those spaces are located directly outside and in front of the complex, so guests should check with their hosts before parking in one of those spots. There is limited, temporary guest parking along the border of the driveway entrance on a first-come, first-served basis.The adjacent Schanda Park and boat ramp parking lot is also available for guests. Please try not to park in a spot reserved for cars with boat trailers who are there for the boat ramp access. You will get ticketed if you don't have a trailer and park in one of thsoe spots. There is no overnight parking in this lot without written permission of the Newmarket Police Department. Overnight parking there is available on a fee basis and costs $5 per night.If you are a visitor, check with your host about other possible parking alternatives for overnight or other temporary visits.

Boats & Docks
Lang’s Wharf is located on the Lamprey River in Newmarket NH. Residents have dock access on the water but should pay attention to the tides that will affect your ability to navigate the river and Great Bay environment. The closest NOAA tidal observation point is: Squamscott River RR. Bridge, NH Station ID: 8422687

Nature Conservancy
Oyster spats
In past years, 13 & 15 Water St residents have hosted oyster cages at the Lang’s Wharf dock as part of the Nature Conservancy’s NH Oyster project. If you are interested in continuing to support this program, we recommend you contact the Nature Conservancy in NH online to inquire about their NH Oyster Conservation Project or check out their NH Oyster Conservationist Volunteers Facebook group.
Composting
Recycling
The Town of Newmarket has initiated a residential composting program. LWCA compost can be brought to the Newmarket transfer station on Wednesdays and Saturdays.LWCA maintains their own compost bin out back for daily/weekly deposits and on-site composting purposes as well.Recyclable cardboard / paper / plastic / metal materials are placed in blue Newmarket-supplied recycling bins or containers that are placed in front of 13 Water Street on Monday mornings (early) for pickup by town services.

Solar Photovoltaics
Solar + Batteries
15 Water Street is going solar! The first unit to come on line with Solar PV roof panels was Unit A which started in June 2019. The installation of 20 solar panels has resulted in a NetZero foot print for Unit A in the first month of operation! Unit D soon came online with another 20 solar panels that went live in May 2020. Unit D also maintains a full household battery backup system.
Rooftop solar panels helps make Lang's Wharf unit achieve near NetZero energy compliance.
